WOW! CEILING FANS!

I often talk about how much my rental residents like Ceiling Fans in their homes (at all income levels). When applicants come to view our rentals, the ceiling fan helps create a "WOW" factor, which helps me rent my property faster. There was a recent discussion on our forum that discussed many aspects of having ceiling fans in the rental. Several landlords gave recommendations for which brands to buy. 

While many landlords shared positive experiences with ceiling fans, some landlords cautioned against ceiling fans because of the potential of more problems from resident wear and tear in lower income areas. One landlord even suggested including a rental clause that states: "If the ceiling fan needs to be replaced for whatever reason during the term of this agreement, it will be replaced with a regular light fixture." 

However, other landlords shared tricks of the trade that have helped them not have any problems with renters and ceiling fans.
