Learning at the Investors’ Roundtable

April’s Third Wednesday meeting (04/18/18) offered attendees the opportunity to ask questions, discuss and learn. They gathered at not one, but a roomful of round tables – to learn about specialized investor topics. The format of the Investors’ Roundtable allowed attendees to move around the room from discussion to discussion  throughout the evening.
 
There were an assortment of discussion topics – all related to the skills property investors need
to develop to become successful in the field.
 
Here’s what participants were talking about: Networking, an activity every investor needs to master to meet more experienced investors, cash investors and service providers; Negotiation, a skill everyone needs throughout an investing career.
 
Several attendees gathered around a table where a discussion of wholesaling houses was underway. They learned about how to locate properties owned by motivated sellers and how to negotiate options or purchase contracts. The discussion also covered how to market the properties for sale to wholesale investors – or, more precisely, how to sell the option or purchase contract to a wholesale buyer.
 
Other roundtable discussions centered on rehabbing and maintenance topics. What if you purchase a property with an active infestation of termites? This is the time of year when warmer weather is causing termites to swarm and begin new colonies. Attendees learned about inspection and treatment options.
 
There’s always something new in paints and floorcoverings, and one lively discussion gave attendees options for their rehab and maintenance needs, including special pricing for bulk purchases.
 
Apartment building owners usually supply appliances to their tenants – but when you’re buying several of them across the year, it’s good to be able to pay less. The discussion of buying reconditioned stoves, dishwashers and other appliances taught attendees how to obtain attractive appliances without paying full retail price.
