What is Real Estate Investing?

Real estate investing can involve buying a house and hoping the price will rise.  But there are many other investing opportunities than that.  Real estate investing can mean lending money as a mortgage provider or a note lender secured by real estate.  One can buy distressed properties (or solid properties from distressed sellers) significantly below market rates and selling them as is to an investor for a small profit (wholesaling) or rehabbing them for a market retail sale resulting in a larger profit.  One can buy properties to hold and rent them for a monthly yield.  But real estate investing is not limited to houses.  One can invest in multi-family housing or apartment complexes, self-storage businesses, land parcels, office and other commercial real estate.  All have their own strategies for success.  And there are strategies for those with little or no money to invest.

Why Real Estate investing instead of “regular” investments?

Personal real estate investing is more manageable.  A housing unit is more easily understood than Wall Street investments.  You can see it, discuss it and assess it.  Investing on Wall Street involves a level of education that most of us do not have.  Relying on asset managers involves trusting someone to do something with your investments that you don’t completely understand.  Furthermore, the individual equity investor (you and me) is trading against a vast institutional investing and program trading machine.

So, what do I do?

To succeed as a real estate investor, first be inquisitive.  Seek like-minded people and ask questions.  The Greater Dayton REIA is your local association of investors and business associates. You will find it a pool of wisdom and a source of real estate investing education.  We provide both structured presentations and workshops as well as informal gatherings for networking.  We share our local experience and solutions.  We also invite national expert speakers to share strategies for specific real estate applications.  We provide information about Ohio legislation important to local investors and offer you an opportunity to be involved in shaping that legislation.  We are affiliated with the National REIA and we abide by their professional and ethical business practice standards.  We can help you get started; we can help you advance.  We can help you discover new areas in real estate investing to pursue.  All you have to do is become a member!
